Permits are not finalized until all required inspections have been conducted and the construction is approved. Building permits are valid and inspections can be made for two years after the permit is issued. Building permits will expire if work does not start within six months of permit issuance or ceases for more than six months. Regular inspections must be requested at each stage of construction prior to concealment or cover.
Commercial Inspections
Process for Building Construction Inspections
The customer requests an inspection by one of the following options:
- By phone using the Automated Inspection Request System (AIRS) at 602-495-0800. This is a computer-based interactive voice response system. The customer must have a touch-tone phone to use this system. Inspection requests made before 9 p.m. will be scheduled for the next business day.
- Online using the Online Permitting System. To request an inspection, the customer will enter the key number that is printed on the receipt issued when the permit is purchased.
- Between 8 a.m. and 5 p.m. customers may call 602-262-7811 to schedule an inspection by speaking with a customer service agent.
A city inspector conducts the inspection based on the approved plans and city codes and ordinances. If the inspection fails, the contractor is notified with a red tag that lists the issue(s) that must be resolved. After resolving the issue, the customer must call for a reinspection. Upon passing inspection, work may continue to the next stage.
All required inspections must be conducted and the construction approved before permanent occupancy will be allowed.
- The final inspection is conducted when work on the project is completed. This includes all off-site (right-of-way) and on-site (lot) improvements.
- If the project requires a Certificate of Occupancy (CofO), one will be issued. If not, a green tag will signify compliance.
